01.
The challenge
A large plot on the edge of the village of Arford.

The site sits just outside Arford’s village boundary and right next to its Conservation Area, a pretty rural hamlet set in a tree-lined valley. Mature trees and the historic character of the area meant any scheme had to be handled sensitively.

02.
The proposal
JPP submitted a full application for two detached family homes.

Arford has grown along its country lanes over the years, and our proposal followed that pattern. The two homes sit in generous plots, set back from the road behind existing hedging and trees. The land to the rear becomes a new wildlife area with native planting and wildflower meadow, and new trees are planted around the homes.

03.
The outcome
Full planning permission granted

The Council agreed that the two homes would sit naturally within the village and respect the character of the Conservation Area. The scheme was approved at Planning Committee, and full planning permission was issued in August 2025.
