Our overriding aim is to achieve our common goal of maximising the value of the land or property by promoting the site through the planning process. Once we have obtained planning permission, we then sell the consented site on the open market to residential developers. This helps to bring new homes onto the market to meet the local and national housing need.

We take a collaborative approach with our landowners, ensuring they are kept fully informed throughout the journey towards maximising the value of their asset.

Throughout this process, we work relentlessly to deliver on our promises, whilst remaining faithful to core principles.

As experts in assessing sites for development we will set out our initial thoughts and outline any constraints we have identified with the landowners. We assess local recent planning decisions and relevant policy to gauge the site's potential. Following our initial discussions and meeting we will make an offer outlining our proposed terms.

If the landowner accepts our offer and decides to partner with us, we will draw up heads of terms, instruct solicitors and enter into a land promotion agreement. We will pay all costs associated with securing planning permission. Once signed, we will be working together to achieve our common goal of maximising the value of the land, with the landowner kept informed as much or as little as they wish along the journey.

Community engagement is key to our process and we work with local stakeholders and residents to help highlight the benefits the scheme can offer, but also listen to their comments, which can help in the evolution of the scheme. With this in mind, alongside our specialists, we prepare our detailed planning strategy taking into account relevant planning policy and local needs, ultimately ensuring we propose a scheme that is sensitive socially and environmentally.

Depending on the site, an outline or fully detailed planning application will be prepared. We take an appeal-proof approach and ensure no corners are cut both technically and from a design point of view. Community engagement will continue throughout this process, as we seek to secure local support and make people aware of the benefits the scheme can bring to the area. 

Sometimes it is not possible to gain planning approval locally, but if we believe a planning permission is achievable, we will make an appeal to the planning inspectorate bringing together a team of expert witnesses, and often a top barrister, producing a robust case.

Once we have achieved planning permission, we will prepare the site for sale and agree a sales strategy with the landowner prior to bringing the site to the marketplace. The development opportunity will be sent to identified interested parties and competitive bids invited. Together we will select a preferred bidder to proceed with the purchase of the site. We maintain strong relationships with local and national housebuilders to ensure as smooth a transaction as possible. It is in our best interest to optimise the value of the site, as it is our common goal, and like the landowner we only get paid our share when the land is sold.
